1) RESIDENTIAL CONSTRUCTION LOAN PROGRAM

MTG Brokers Corp. is now offering construction lending for residential properties, both owner occupied and non-owner occupied.

We concentrate on property types from individual homes to multiple unit projects with a prestigious portfolio lender typically originating and funding their own loan products.


Our primary lending area for this program is metropolitan Denver and the "Front Range" of Colorado, as our focus is on value added real estate transactions specializing in financing for borrowers whose needs are not met by traditional "in the box" lenders and who require rapid credit decisions and hands-on service.

  • Target Amounts: $150,000 - $4,000,000

5) NonPrime Products - Rates 10-14% National Lender

  • Credit Scores below 500 70% LTVwould be best case under $200,000
  • Any other make sense scenarios with $200k+ values and LTVs under 75%
  • Rural Property LTVs maxed out @ at 60% (maybe 65% if not too rural)
  • Specializing in loans up to $20 million
  • Foreclosure and bankruptcy buyouts
  • Unlimited gift of equity purchases
  • No seasoning requirements
  • Loans in the name of the trust or corporation
  • Self employed less than 2 years
  • Blanket loans




 
6) Land Only Financing - Raw Land

Financing for rural, unimproved, non-speculative land to be used for future vacation or retirement home, hunting or recreational usage.

There is a 5-acre minimum and a $5,000 per acre cap.

  • 10% Down Payment Land Only Financing
  • Points Ranging from 1%-3%
  • Terms Available Up to 20 Years as Determined by Amount Financed
  • Interest Rates Ranging From 9.5%-13.0% (Fixed and Variable)
    • Interest Rate & Points to be Determined by Credit History, Down Payment, Stability, and Deal Structure

We do not offer a "stated" program.
